老人ホーム入居費にリバースモーゲージを　　[ column ]

老人ホームの入居費用は、多くの人にとって将来の不安材料のひとつだと思います。そんな中で、リバースモーゲージを使った入居費用の用立てが注目を集めているようです。

この仕組みは年をとった人を対象に自宅を担保に金を貸して、死んだ時に処分して精算する。米国では１９６０年代に導入されて、１０年で市場が拡大して８万件の契約が出来た。日本でも８１年に東京都武蔵野市が最初に導入し、バブル期の地価の上昇を背景に東京都世田谷区や神戸市などの自治体や信託銀行が一斉に初めた。ところが、バブルがはじけて地価が下落したことで担保価値が下がりリスクが増えたことと、担保にした住宅の売買市場が発達していないことで利用者は少なかった。（アサヒコムの記事より）

このところの地価の上昇が、リバースモーゲージへの注目の背景にはあるみたいです。ワタミの子会社である「アールの介護」も、8月からこの仕組みを取り入れたサービスを展開している。

高齢者向けのローンなども伸びていきそうです。
